Clear Lake
Let's kick things off in Clear Lake, where the real estate market is seeing low inventory numbers. With 5 active listings, down 28% from last month, this area is always looking for more listings to hit the market. The median listing price held steady at $279,000 in the month of October.
The homes that are listed tend to sell quickly, with properties selling 15% quicker this October than they did the same time last year. It's no surprise that the median sale price also saw a significant increase, jumping from $207,000 last year to $279,000 this year.
Polk County
Moving on to Polk County, we find a busier real estate scene with 98 active listings. While this number is down 20% from last year and 18% from last month, the median listing price remains stable at $299,000. Homes here are spending an average of 33 days on the market, a significant drop from 51 days last year. With 52 units sold in October, Polk County proves to be an attractive choice for homeowners.
Amery
Amery, the “City of Lakes,” is experiencing a 44% decrease in active listings from the previous year. With 10 properties on the market, the median listing price stands at $304,000.
The real showstopper, though, is the average days on the market—just 22 days, a staggering 50% quicker than last year. With 8 units sold in October, it's evident that Amery is in high demand among homebuyers yet needs more inventory for buyers.
Osceola
In this charming river town, the market is holding its own with 21 active listings. Although the median listing price saw a slight dip from last year, settling at $294,000, properties are spending an average of 44 days on the market. The median sale price, however, experienced a significant spike, soaring to $400,000 from last month's $315,000. Despite a decrease in units sold, Osceola remains an attractive destination for buyers looking for something a little extra in their new home.
Glenwood City
Glenwood, a town with rolling hills and scenic landscapes, had 6 active listings. With a median sale price of $173,000, this area offers affordable options for prospective homeowners. Homes here are spending 8% less time on the market compared to last year, making it an ideal location for those looking to make a swift move. While the number of units sold remains modest at 3, Glenwood's real estate market continues to be a steady player in the Western Wisconsin scene.
Hudson
