October 2023 Market Update on Real Estate Trends for Western Wisconsin Communities

At Compass Realty Group, we have the numbers needed so we can use that data to help our sellers and buyers make the choices that are right for them.
Let’s take an overview look at the residential real estate trends in our area, now that September 2023 numbers are in.
Clear Lake Inventory is Lacking
Inventory in the community of Clear Lake continues to be low. There were just five active listings in September, creating a small pool of homes for potential buyers to select from. This was down 44% compared to the same time last year and down 16% from the previous month.

The median listing price in Clear Lake last month was $409,000. Looking at the previous month, the median listing price was $452,000. And during the same month last year, the median price was quite lower at $249,000.
The average days on the market before being sold was 45 days. This is faster compared to the average of 89 days on the market at the same time the previous year.
No residential real estate properties sold in September, in the Clear Lake zip code.
Polk County Sees Numbers Decrease in Most Categories
Polk County saw a decrease in active listings, days on the market, median sale price, and the number of units sold.
Let’s start with active listings. For active listings, there were 100 properties. This is down 35% from September 2022. And the number of active listings decreased by 26% when compared to the previous month.
The number of homes sold in the county in September 2023 was 60. This statistic saw a very minor reduction from the previous year. Last year during the same time 61 homes sold. The previous month, 71 homes were sold.
The average days a property in Polk County was on the market was 35 days. That was 37% quicker compared to the previous year when the average days on the market was 56.
The median listing price in Polk County was $327,000, with the median sale price coming in at $287,000. That median sale price is up from the previous month of August when the median sale price was $290,000. In September of 2022, the median sale price was $295,000.
Glenwood City’s Numbers Hold Steady
Much like Clear Lake, Glenwood City is also a community with low inventory. There were only 7 active listings in September 2023. This is down 12% from the previous month and up 40% compared to the same time the previous year.
The median listing price for properties in this community was $500,000. This median listing price increased when compared to the previous month ($465,000) and the previous year ($412,000).
The median sale price was $213,000. This number is pretty much the same from the previous month ($212,000) and down from the previous year ($245,000).
The median sale price was based on the 2 properties sold in Gleenwood. This isn’t a very big number!
The average days on the market really decreased for Glenwood City. Properties were on the market for an average of 35 days in September. In September 2022, the average number of days on the market was 55.
Hudson’s Real Estate Landscape
Our newest Compass office is in Hudson. So, we would like to talk about the real estate landscape for this river town.
As a bigger community, there are more homes for sale in Hudson. Active listings in September stood at 76 properties. That’s down 19% from the previous year and down just 1% from the previous month.
The median listing price was $624,000, with the median sale price at $415,000.
35 units were sold, which is down from both the previous month (41) and the previous year (43).
Homes seem to be selling faster, as the average days on the market was a quick 32 days. Last year, they averaged 43 days on the market.
