September 2023 Market Update on Real Estate Trends for Western Wisconsin Communities

Clear Lake
In Clear Lake, the number of active listings saw a 20% increase compared to the previous year, with six properties available in August 2023. However, this uptick suggests slow growth in the number of available properties for sale in the area.
The median listing price for August was $412,000, marking a significant rise from the previous month's $379,000 and a substantial increase from August 2022's $279,000. Despite the limited inventory, the median sale price remained steady at $343,000.
Due to low inventory, there were just six units sold during the month within the community.
Polk County
Polk County experienced a 30% decrease in active listings compared to the previous year, with 99 properties available in August 2023. This also represented a 20% decrease compared to the previous month.
The median listing price remained stable at $335,000, matching July's figure. However, this marked an increase from August 2022's $299,000.
The median sale price for August was $284,000, down from July's $330,000 but slightly higher than August 2022's $283,000.
The average days on the market decreased significantly, with properties spending an average of 59 days, a 47% decrease from the previous year. Units sold were 68, down from 88 the previous year but up from 58 the previous month.
Amery
In Amery, there were eight active listings in August, representing a significant 61% decrease compared to the previous year and a 33% decrease compared to the previous month.
The median listing price was just under $500,000, a considerable increase from July's $349,000 and August 2022's $299,000. But with limited inventory, it doesn’t usually take much than one or more listing prices to cause the median to jump up or down.
The average days on the market decreased by 50% from the previous year, with properties now spending an average of 22 days listed.
The median sale price was $289,000, down from $410,000 the previous month but higher than the previous year's $250,000. The number of units sold was seven, consistent with the previous month and down 58% from the previous year, when there were 17 properties sold in August 2022.
Osceola
In Osceola, there were 21 active listings in August, marking a 22% decrease from the previous year and a 27% decrease from the previous month.
The median listing price remained stable at $294,000, matching the previous month's figure and slightly higher than the previous year's $289,000.
Despite reduced inventory, 13 units were sold, representing a 38% decrease from the previous year but a 30% increase compared to July 2023.
The average days on the market plummeted by 73% from the previous year, with properties now taking just 19 days to sell. The limited inventory in Osceola is proving to sell quickly!
The median sale price was $326,000, slightly lower than August 2022's $345,000 but higher than July 2023's $331,000.
