Keeping an Eye on August 2023 Real Estate Trends

One of the ways we serve is by staying in the loop with the local real estate scene. We're like those trend-watchers who keep tabs on the latest styles, but we're all about houses and properties. So, guess what? We've got the lowdown on July's stats all sorted out, which means we've got a sneak peek into what August's real estate might look like in our neck of the woods.
Polk County
Let’s start this month’s market report by looking at Polk County, where we serve many buyers and sellers.
We keep banging the same drum month after month, but the number of inventory is down. In Polk County, there were just 92 active listings in July. That number was down 11% compared to the previous month and down 35% compared to the same time last year.
The median listing price in Polk was $346,000. Remember, median means the number right in the middle of the list. This median list price was slightly higher than the $342,000 price the previous month.
Properties on the market were sold quickly. The average days on the market were just 23 days. Which is 39% shorter than last year, when it was 38 days.
The median sale price for the county was $330,000, which was an increase from both the previous month and the month of July 2022.
There were 57 units sold in Polk County in July.
Amery
We’ve said it before, and we’ll say it again - active listings in Amery are sparse. There were just 11 active listings, creating a small pool of homes for potential buyers to select from. This was down 56% compared to the same time last year. Only 7 properties sold in July.
Looking at the previous month, the median listing price was $350,000 and the previous year, it was $299,000. The previous month the median listing price was $354,000 so there was a bit of a downward trend.
The average days on the market in the Amery community before being sold was just 25 days. This is 30% quicker than a year ago.
The median sale price for homes was $410,000, which was up quite a bit from the $309,000 the previous month.
Clear Lake
There were just five active property listings in Clear Lake in the month of July. That’s up 25% from the previous year, but down 16% from the previous month.
The average amount of days a home was on the market was 23. That’s 43% shorter than the 41-day average in July 2022.
When it comes to the median listing price, $425,000 was up from the median listing price of $379,000 the previous month. And the median sale price of $360,000 was up just slightly from the $355,000 the month before. But with such a small number of active property listings, it doesn’t take much for these numbers to swing back and forth from month to month.
Osceola
This community had 23 active listings in July. The median listing price of these properties was $294,000. In July 2022 it was $293.000 and in June 2023 it was $322,000.
The average number of days on the market was 25 days. Ten units were sold, down slightly from the 12 sold the month before.
The median sale price of Osceola properties was $331,000. That’s higher than last year’s number of $295,000 in July. But lower than the previous month of $427,000.
