January 2023 Market Update on Real Estate Trends for Western Wisconsin Communities
It’s no secret that the real estate market has been changing lately. It changes pretty much every day! The numbers for the month of December 2022 are complete on residential real estate, which gives us a picture for January 2023 real estate trends in our area.
Amery
Let’s start this month’s market report by looking at the Amery area.
We thought active listings in Amery were sparse before. But we’re seeing the lowest of inventory in the community in years. There were just 5 active listings, creating a small pool of homes for potential buyers to select from. This was down 64% compared to the same time last year and down 50% from the previous month.
The median listing price in Amery was $229,000. Looking at the previous month, the median listing price was $259,000 and the previous year, it was $282,000. So, as you can see, listing prices in the Amery area are trending downward from the previous month. Time will tell if this trend will continue.
The average days on the market before being sold was 57 days, which is up slightly from an average of 54 days on the market the previous year.
The median sale price was $260,000, which is down from $290,000 in the previous month, November 2022. But with a smaller pool of inventory, it doesn’t take much to make a median sale price to jump up or down.
There were 9 residential real estate properties sold, which is the same as the previous year.
Polk County
Let’s break down some statistics of homes listed and sold in Polk County in October.
For active listings, there were 69 properties. That number was down 26% compared to the previous month and down 10% compared to the same time last year.
The number of homes sold in the county in November 2022 was 43. And the average days on the market was 52 days. Which is down 11% compared to the previous year when the average days on market was 59.
The median listing price in Polk was $290,000, with the median sale price coming in at $260,000. That median sale price is down from the previous month of November when the median sale price was $311,000. But December’s median sale price is still more than a year ago when it was $229,000.
St. Croix County
Let’s dial in on the market information for St. Croix County in December 2022.
The median listing price for properties in this county was $429,000. This median sale price held steady two months in a row, remaining unchanged.
The median sale price was $370,000. This number is lower than the previous month, which was $412,000. The median sale price was based on the 91 properties sold.
And the average days on the market really took a dive for St. Croix. Units were on the market for an average of a whopping 78 days in December. That’s an 85% increase from an average of 42 days on the market the previous year.
