July 2022 Market Update for Local Real Estate Trends

The numbers for the month of June are complete, which gives us a picture of July’s real estate trends in our area.
Amery
Let’s start this month’s market report by looking at the Amery area.
Active listings in Amery are sparse. There were just 12 active listings, creating a small pool of homes for potential buyers to select from. This was down 53% compared to the same time last year and down 29% from the previous month. Only eight homes sold in June 2022.
The median listing price was $299,000. Looking at the previous month, the median listing price was $264,000 and the previous year, it was $229,000. So, as you can see, the median listing price for the Amery area in June 2022 was some of the highest ever seen.
Homes in the area are proving to be purchased quickly! The average days on the market before being sold was just 20 days.
Polk County
Let’s break down some statistics of homes listed and sold in Polk County in June.
For active listings, there were 108 properties. That number was down 22% compared to the previous month and down 37% compared to the same time last year.
The number of homes sold in the county in June 2022 was 68. And the average days on the market was 29 days.
The median listing price in Polk was $329,000, with the median sale price coming in at $280,000. That median sale price is down a bit from the previous month of May when the median sale price was $317,000. But June’s median sale price is still more than a year ago when it was $252,000.
Polk, Barron, and St. Croix Counties
Looking at a larger area can give a bigger picture of the market.
Within these three counties, there were 248 active listings. That’s down just 9% compared to the previous month. So, the amount of active listings held fairly steady for a couple months in a row. However, the number of active listings was down 28% compared to the market a year ago.
The average amount of days properties in these three counties were on the market before being sold was 26 days. That’s down 21% compared to the previous year, which was 33 days on the market.
The median listing price for these three counties last month was $401,000. That’s up slightly from the previous month’s median sale price of $394,000.
The median sale price of properties sold was $380,000. This sale price was up from $332,000 the previous month and $330,000 the previous year.
The number of properties sold in these three counties in June was 184.
St. Croix County
A majority of the homes sold in the Polk, Barron, St. Croix county area occur in St. Croix county. So, let’s dial in on the market information for this area in June 2022.
The median listing price for properties in this county was $414,000. That’s barely a difference from May’s median list price of $410,000. June’s median price was based on the 153 units that were sold during the month.
The median sale price was $400,000. This number is higher than the previous month, which was $350,000 and was $339,000 the previous year.
And the average days on the market was 27 days, down 15% compared to a year earlier in June 2021.
